Buying a home can be one of the most stressful things you can do especially if you are a first time buyer and new to the process.  

It is becoming more and more frequent for home buyers, surveyors and mortgage companies to ask for a Home Buyers Report (survey report), however this does not give a detailed look into the condition of the electrical installation and electrical wiring within the house and the last thing you want is to find out at a later date that the electrics maybe at fault, which may not be highlighted in the Home Buyers Report. 

So it is important for an Electrical Installation Condition Report (EICR) to be carried out to find out the condition of the installation and maintain electrical safety. if the installation is of poor health then as a home buyer this may put you in a better position to negotiate a reduction in price or to have the remedial work done by the sellers, as well as saving you the headache of finding faults once you have moved in.

All homes come in different sizes be it small, large, bungalow or 3 storey, but one thing they will share in common is that over 95% of the wiring will be hidden behind the wall or under the floor boards, with only the sockets and light fittings being the only visible part of the installation.

This means that potential issues could be hidden from view such as damaged cables from flood, fire damage, deterioration from age, damage to cable insulation or heat damage (if exposed to the elements) or excess load to the cables.
